I came into mortgages from twenty years in restaurants, bars, and catering. That world runs on hard work, extra effort, and taking care of people. I brought all of it with me.

 

Housing is a community issue, and I care about it. I also love the finance side of the equation, the part where the right loan turns a home into long-term wealth. Helping someone see both at once is the best part of this job.

Understanding the Broker Model
What is the difference between a mortgage broker and a lender?
Think of a lender as one restaurant with one menu. A broker is more like a concierge. I work with many lenders, so instead of one set of products I bring you the options that fit your situation and let you compare. You see the trade-offs and choose, you are not handed a single offer.
Does it cost more to work with a broker?
No, and often it costs less. Because I shop your loan across lenders, I am hunting for the most cost-efficient fit, not defending one bank’s rate sheet. My job is the lowest total cost for your scenario, start to finish.
Why use a broker instead of going straight to my bank?
Your bank can only sell you its own loans, so if you do not fit that one box you hear no. I work with many lenders and programs, so I can keep looking after a bank stops. For a lot of buyers that means a better rate, lower cost, or simply a yes they could not get on their own.
Getting Started
What do I need to get pre-approved?
Two years of tax returns, recent pay stubs, two months of bank statements, and your ID. Self-employed? Add profit and loss statements. I send you a simple checklist up front so you are never guessing what comes next.
How long does pre-approval take?
Usually the same day once your documents are in my hands. A full underwriting pre-approval, which sellers take more seriously, normally runs a day or two. I keep it moving on my end.
Will getting pre-approved hurt my credit?
Barely, and not for long. The pull is a small temporary dip, and any mortgage shopping you do inside a short window counts as one inquiry. Checking with me will not pile up against you.
Credit and Qualification
Another lender already told me no. Can you still help?
Often, yes. A no from one lender is not a no everywhere. As a broker I work with many lenders and run programs a single bank does not have. Send me the details, I take a fresh look, and I tell you straight what is possible and what it would take to get there.
How much do I need for a down payment?
Less than most people expect. VA and USDA loans can reach zero down for those who qualify. FHA starts at 3.5%, and some conventional loans start at 3%. Flagstaff runs pricier than much of the state, so I also check whether Arizona down payment assistance can cover part of it for you.
What credit score do I need to buy a home?
It depends on the loan. FHA can go as low as 500 with 10% down, or 580 at the 3.5% down option. VA has no set minimum, though lenders add their own overlays. Conventional usually starts near 620, and stronger scores earn better rates. If yours needs work, I will show you exactly what to fix before you apply.
Specialty Programs
Can you help self-employed buyers?
Yes, this is a sweet spot for me. I run bank statement, profit-and-loss, and asset-utilization programs for clients whose tax returns understate what they really make. We qualify you on your true income, not just line 37.
Do you work with real estate investors?
Yes. I use DSCR loans that qualify on the property’s rental income instead of your personal debt-to-income ratio. That makes it far easier to add doors without your tax returns slowing you down.
What about down payment assistance?
Arizona has several programs and they shift often. I pair FHA and other loans with assistance whenever it fits, and I match you only to programs you actually qualify for, first-time buyer or not. No false hope.
Do you handle reverse mortgages and other specialty loans?
Yes. I work with reverse mortgages for seniors, jumbo loans for higher-priced homes, manufactured and land-leased home loans, construction loans, and buydowns. The more unusual your situation, the more a broker earns their keep.
