Where do you stand right now?

Pick the situation that fits and I’ll point you in the right direction.

Buying my first home

“I want to do this right, but I am not sure what the first move is.”

Moving up to my next home

“I have a home already. Now I want more space or better terms.”

I served, and I want my VA benefit

“I earned this. I want someone who treats it that way.”

I am a first responder or public servant

“I work odd hours and serve my community. I need a loan officer who gets that.”

I am self-employed

“My tax returns do not tell the whole story. I need someone who looks closer.”

Don’t see your situation above? No problem. I am used to walking into the unknown and figuring out the right next step. I will do the same for you. Just give me a call:

Here's Where I Specialize

“As a broker, I compare lenders to find what fits your situation, not the other way around. These are the three loans I work with most.”

FHA Loans

A solid first step for new buyers and anyone still building credit. Lower down payment, easier qualifying, and scores as low as 580. I will explain each requirement in plain terms before you commit to anything.

Conventional Loans

The most common loan in the country. Strong rates and flexible terms for buyers with steady income and good credit. A clean fit whether you are buying your next place or refinancing the one you have.

VA Loans

This benefit is earned, and I treat it that way. Zero down for those who qualify, no monthly mortgage insurance, and rates that are tough to beat. I make sure your service works as hard for you as you worked for it.

These are my top three, but I work with the full range of loan programs available →

Why I Do This Work

lucas-trotter
“On the worst day of someone’s life, people trust me to show up steady. I bring that same steadiness to your loan.”

I grew up in Glendale and made Flagstaff home in 2021. These days I live here with my wife and our dog, Honey. I went to the University of Arizona and earned a degree in Physiology in 2017, then I went straight into public service.

I am a firefighter paramedic. I still serve with my local fire department, and I work as a loan officer at the same time. Those two jobs have more in common than you might think. Both come down to staying calm, knowing the details cold, and taking care of people on a day that matters to them.

A home loan is a big moment, and it should not feel chaotic. So I treat your file the way I treat a call. I show up prepared, I explain what is happening in plain terms, and I do not leave until the job is done. You will always know where things stand.

I am newer to the mortgage side, and I am honest about that. What I bring is discipline, fast follow-up, and a full brokerage behind me on every loan. So you get my full attention plus the depth of a team that has closed loans across Arizona. That is a combination I am proud to offer.

Questions I Hear Most

Straight answers, no sales pitch.

Understanding the Broker Model
What is the difference between a mortgage broker and a lender?
A lender can only offer its own loans. I am a broker, so I take your situation to many lenders and bring back a real comparison. Think of it as triage. I size up what you need first, then match you to the program and the lender that actually fit, instead of forcing you into one company’s rate sheet.
Does it cost more to work with a broker?
Usually it costs less. Because I shop several lenders against each other, I am working to drive your total cost down, not to protect any one bank’s pricing. I will show you the numbers so you can see exactly where your money goes.
Why not just go straight to my own bank?
Your bank has one menu. I have many. When lenders know they are competing for your loan, that pressure tends to land in your favor as a better rate, a lower fee, or a program your bank never brought up. You lose nothing by letting me check.
Getting Started
What do I need to get pre-approved?
Two years of tax returns, recent pay stubs, two months of bank statements, and a photo ID. If you are self-employed, add profit and loss statements. I will hand you a clear checklist up front so nothing surprises us later. I would rather over-prepare than scramble.
How long does pre-approval take?
Often the same day once your documents are in my hands. A full underwriting pre-approval, the kind sellers respect, usually takes a day or two. I move quickly and keep you updated at each step, because waiting in the dark is the worst part.
Will checking hurt my credit score?
The credit pull causes a small, short dip. Mortgage shopping inside a short window counts as a single inquiry, so checking with me will not stack up against your score. It is a small, smart step, not a risk.
Credit and Qualification
How much do I need for a down payment in Arizona?
Less than most people assume. VA and USDA can reach zero down for those who qualify. FHA starts at 3.5 percent, and some conventional loans at 3 percent. I will also check whether any Arizona down payment assistance can cover part of it for you, because that money is real and often missed.
What credit score do I need to buy a home?
It depends on the loan. FHA can go to 500 with 10 percent down, or 580 with 3.5 percent down. VA sets no minimum, though lenders add their own rules. Conventional usually starts near 620. If your score needs work, I will tell you exactly what to fix first and in what order.
Do I have to be a first-time buyer to get down payment help?
No. Several Arizona programs are open to repeat buyers too, and some are aimed at public-service and workforce roles. I will tell you plainly which ones you actually qualify for, with no guessing and no false hope.
Specialty Programs
Do you work with first responders and other public servants?
Yes, and it is personal for me. I am a firefighter paramedic, so I understand shift work, odd hours, and how your pay is actually structured. I know how to document it correctly the first time, and I will work around your schedule, including calls and texts when you are off shift. You will not have to explain your world to me.
Can you help self-employed buyers?
Yes. Self-employed income takes a closer look, and that is fine with me. We document what you truly earn, and I work with lenders who understand business owners. I will tell you up front what the file needs, so there are no surprises halfway through.
Do you work with VA buyers?
Yes, and I take it seriously. VA loans carry real advantages, zero down for those who qualify and no monthly mortgage insurance. I make sure the benefit is used the right way and that the process honors what you earned. You served. The least I can do is get this right.
Working with Lucas Trotter
You are newer to mortgages. Why should I trust you with mine?
Fair question, and here is my straight answer. I am newer to mortgages, but not to high-stakes work where details matter and people are counting on me. I have spent my career staying calm and getting things right under pressure, and I have an experienced brokerage backing me on every file. You get my full focus plus their depth.
How do you communicate during the loan?
However works best for you, by call, text, or email, and you reach me directly. Given my work as a paramedic, I am used to being reachable and responding fast. You will not get passed around a phone tree on the way to your closing.
How long does it take to close in Arizona?
Most purchase loans close in about three to four weeks once you are under contract. I stay on top of the moving parts and keep your timeline steady, the same way I manage the clock on a call. The goal is a closing day with no surprises.
