I started out in real estate sales. A friend invited me to take a look at the mortgage side of the business, and I was hooked right away. I have not looked back since.

 

That was 20 years ago. Coming from the agent side gave me a head start. I already knew how a deal comes together, what makes a buyer nervous, and where a loan can stall if no one is watching it closely.

 

What I love most is helping first-time buyers start their homeownership dream. Then I love staying with those same clients as their lives grow, and helping them step up to the forever home they really want. That long relationship is the best part of this job.

 

My approach is simple. I probably over-communicate, and my clients tell me that is exactly what they want. You will always know where your loan stands, what comes next, and that someone is paying attention. My goal is to make the whole process as easy and seamless as it can be.

Understanding the Broker Model
What is the difference between a mortgage broker and a lender?
A lender offers only its own loans. A broker shops yours across many lenders. I came up on the real estate sales side, so I look at your loan the way your agent and the seller will, and I match you to the lender whose terms make your offer strongest.
Does it cost more to work with a broker?
No, it usually costs less. I compare lenders and bring back the most cost-efficient option for you. My focus is your total cost over the life of the loan, not one bank’s pricing.
Why use a broker instead of going straight to my bank?
Your bank can only offer what is on its own shelf. I compare lenders for you. Having closed deals from the agent side, I know how a loan can stall and how to keep it moving, which often means a better rate or a program your bank simply did not carry.
Getting Started
What do I need to get pre-approved?
Two years of tax returns, recent pay stubs, two months of bank statements, and your ID. If you are self-employed, profit and loss statements help. I will send a clear checklist and stay on top of it with you so nothing gets missed.
How long does pre-approval take?
Often the same day once I have your documents. A full underwriting pre-approval, which sellers respect most, usually takes a day or two. I keep you posted at every step so you are never wondering.
Will getting pre-approved hurt my credit?
Only a small, temporary dip. Mortgage shopping within a short window counts as one inquiry, so checking with me will not work against you.
Credit and Qualification
How much do I need for a down payment in Flagstaff?
Less than most buyers expect. VA and USDA can go to zero down for those who qualify. FHA starts at 3.5%, some conventional loans at 3%. Flagstaff runs higher than much of the state, so I also check whether Arizona down payment assistance fits your situation.
What credit score do I need to buy a home?
It depends on the loan. FHA can reach 500 with 10% down, or 580 at 3.5% down. VA has no set minimum, though lenders add overlays. Conventional usually starts near 620, and higher scores earn better rates. If yours needs a little work, I will show you the plan to get there.
What if my credit has had some bumps?
That is more common than people admit, and it is rarely a dealbreaker. I look at the whole picture, point out what to clean up first, and line up a program that fits where you are now. Plenty of my clients started exactly here and closed on a home.
Specialty Programs
Can you help self-employed buyers?
Yes. I run bank statement and profit-and-loss programs for clients whose tax returns understate their real income. We qualify you on what you actually earn, not just the bottom line of a return.
Do you work with real estate investors?
Yes. I offer DSCR loans that qualify on the property’s rental income instead of your personal debt-to-income ratio, which makes growing a portfolio far simpler. Coming from real estate, I speak an investor’s language.
What about down payment assistance?
Arizona has several programs and they change often. I keep current on what is out there and match you to any you qualify for, whether it is your first home or your fifth.

Most purchase loans close in about three to four weeks once you are under contract. I watch the file closely, the habit I built on the agent side, so the timeline stays predictable.

Constantly, and I was one of them. I know what agents need from a lender to keep a deal on track, and I protect their closing date like it is my own. A lot of my business comes from agents who trust me with their buyers.
